Eli Karp - Founder and CEO

Since founding HELLO LIVING in 2005, Eli has built a cohesive and effective team of professionals, established a network of proprietary relationships with real estate professionals, vendors, institutional lenders, and investors, as well as created a brand that is associated with innovation and class. As CEO and Fund Manager, Eli oversees all aspects of HELLO LIVING'S business operations and creative process. With an instinct for identifying investment opportunities and an innovative approach to pioneering emerging markets, Eli has developed ten buildings under the HELLO LIVING brand, which have achieved some of the highest sales and rental prices in their respective class. Currently, there are another six projects in the pipeline. A self-made successful businessman and investor from a young age, Eli’s ventures have included creating a publishing company and investing in FCC licenses for cell towers when he was 21, which he later sold to jumpstart his general contracting company in 2002. Eli discovered his passion for real estate development when he began constructing luxury single-family residences under his general contracting company, which he later expanded into HELLO LIVING. Eli has been honored to speak at various professional conferences, including the Massey Knakal’s 2013 Brooklyn Real Estate Summit and BisNow’s 2014 Brooklyn New Development Frontier, amongst other industry leaders. During his reception of the Young Jewish Professionals Development and Achievement award, Eli was called, “a quintessential example of entrepreneurial boldness.”

Ted Nikolov - COO

In his capacity as Chief Operating Officer, Ted oversees all the construction aspects of HELLO LIVING. Meticulous and conservative in his approach, Ted ensures that construction projects are completed to the standards of HELLO LIVING on time and within budget by working with the project managers, designers, contractors, vendors and other related parties to track expenses and minimize exposure and risk for our projects.

Prior to joining HELLO LIVING, Ted spent over fifteen years performing in a similar capacity. Under his own construction company, Ted remained active in spite of the industry slowdown and managed the construction of various projects throughout Brooklyn, including 175 Vanderbilt Avenue, 122 Adelphi Street, 21 Greenpoint Passiv Haus, 311 S 4th Street, 56 S 3rd Street, and Hello Living’s energy-efficient 1311 Pacific Street, which is built of insulated concrete forms. Previously the President of a boutique general contracting firm that was involved with notable projects such as, The Smith Grey Building, 99 Gold Street Lofts, International Cork Factory Lofts, 190 West Street Lofts, 30 Frost, and 286 Powers, Ted played an integral role in expanding the GC firm to include development and management. With a father who was a general contractor specializing in ground up construction and a mother who was a Department of Buildings expeditor, Ted has been passionate about real estate development since he was just a boy. And as a resident of one of HELLO LIVING'S properties, Ted literally lives and breathes HELLO LIVING

Mike Woodson - CFO

As the Chief Financial Officer of HELLO LIVING, Michael oversees the meticulous and voluminous financial mechanisms that HELLO LIVING is involved with across it’s multiple ventures. Michael coordinates with his highly qualified staff to ensure that the finances of Hello Living smoothly continue to fund its multiple projects. With his highly qualified personal and his own meticulous nature, Michael has born HELLO LIVING on an ever-uphill trajectory of growth. With over 25 years of accounting experience, Michael is a bedrock of experience upon which the foundation of HELLO LIVING rests.

Michael has held a long and illustrious career, which began in 1991 in North Carolina. He began his career in public accounting, quickly ascending to a managing role. Upon the recognition of his talents, he took over the role as CFO for the private real estate firm R. L. Coleman & Company, Inc. & Affiliates shortly thereafter. After 7 years in private accounting Michael began his own accounting firm, which quickly put him in contact with real estate developers and real estate investment trusts. He even served as interim CFO role with the Nascar & Mario Andretti Driving Experience. With luck, Michael eventually came into contact with Eli Karp and Hello Living and has served as the company’s CFO since 2015.

Michael achieved his degree from the University of North Carolina, Asheville, North Carolina with a Post Baccalaureate Certificate of Major – Accounting in 1991.
